Fla.'s Housing Market Continues Recent Trends in Sept. and 3Q 2026

ORLANDO, Fla., Oct. 16, 2026
ORLANDO, Fla., Oct. 16, 2026 /PRNewswire/ -- Florida's housing market showed signs of stability in September and third quarter (3Q) 2026, with quarterly existing single-family home sales edging up 0.2% and condo-townhouse sales rising 3.1% year-over-year, according to Florida Realtors®' latest housing data. Median sales prices remained relatively steady while inventory tightened compared to a year ago.
"Florida's housing market continues to move at a more measured pace, with encouraging signs of stability heading into the final months of the year," said 2026 Florida Realtors President Chuck Bonfiglio, broker-owner of AAA Realty Group in Plantation. "Third-quarter sales remained steady, prices showed modest changes, and homes generally moved through the market faster than they did a year ago. That's a positive sign for buyers and sellers who are ready to make a move.
"Today's market rewards preparation and realistic expectations. A local Realtor® can help buyers understand their options and sellers position their homes competitively to achieve their goals."
Last month, closed sales of existing single-family homes statewide totaled 20,537, down 3.5% year-over-year, while existing condo-townhouse sales totaled 7,179, about the same (-0.1%) as September 2025, according to data from Florida Realtors Research Department in partnership with local Realtor boards/associations. For 3Q 2026, statewide existing single-family home sales totaled 65,904, up 0.2% the same time last year, while statewide existing condo-townhouse sales totaled 22,664, up 3.1% year-over-year. Closed sales may occur from 30- to 90-plus days after sales contracts are written.
With the year winding down, Florida Realtors Chief Economist Dr. Brad O'Connor notes that rising mortgage rates is the biggest story for the housing market, not only in Florida but throughout the United States.
"The fluctuation in rates over the last two years has not been significant by historical standards but given that the home sales growth we experienced over the past 12 to 14 months was rather modest, the rise in interest rates that's occurred so far this year has been enough to put a halt to this growth," he said. "So, we now find ourselves with a second straight month of declining year-over-year sales. It's not a major shift in the sales trend by any stretch, but whenever you go from positive to negative growth, there is a potential psychological impact.
"It's important to consider that the overall trend for home sales is not overwhelmingly different from what it was earlier this year. Still, the gap between where mortgage rates are right now and where they were a year ago is not doing the housing market any favors."
The statewide median sales price for single-family existing homes in September was $415,000, up 1.2% from a year ago, while the statewide median price for condo-townhouse units was $293,5000, down 1.8% compared to September 2025. For 3Q 2026, Florida's single-family median sales price was $420,000, up 2.4% compared to the same quarter a year ago; the condo-townhouse median for 3Q was $295,000, the same as it was a year ago. The median is the midpoint; half the homes sold for more, half for less.
On the supply side of the market, single-family existing homes were at a 4.4-months' supply in September and 3Q 2026, while condo-townhouse properties were at a 7.7-months' supply for both timeframes.
"As we head into the final quarter of 2026, the story remains one of a housing market that has lost some momentum, but certainly hasn't fallen apart," O'Connor said. "Higher mortgage rates are weighing on sales, particularly in the single-family market, but inventory and prices remain relatively stable, and the upper end of the market continues to perform quite well."
