Good News For Home Buyers
The US home market is gradually shifting in buyers' favor after years of sellers having the upper hand, but many buyers remain hesitant to act. There are a lot more sellers than buyers in today's market. In August, there were 58% more sellers than buyers nationwide, the largest disparity since Redfin started monitoring the data in 2013. Additionally, the National Association of Realtors estimates that the market has 4.9 months of supply at the present rate of sales. That is the greatest level in almost ten years.

More US Homes Listed, But Fewer Sales
Major American cities, including Seattle and Nashville, are finally seeing an increase in home listings. According to Homes.com, the national inventory of homes increased in 70% of 930 markets as buyers remained cautious. In Seattle, listings increased 21.5% to 15,959 homes, but home sales declined 12.8%. And in Nashville, sellers have given buyer incentives up to $36,000 and lower commissions, and listings are up 18.7% and sales are down by 7%.

Las Vegas Underground Doomsday Mansion Sells $4.5 Million
Avon Cosmetics executive Girard Henderson built his underground Las Vegas vacation home in the 1960s as a nuclear fallout shelter. It was an era after the Cuban Missile Crisis when everyone in the country feared a nuclear attack, and many who could afford it were busy building underground bomb shelters as fast as they could. Henderson, definitely able to afford it, topped them all with this 14,620-square-foot, 5-bedroom, 6-bath elegant home that contained the best features, architecture and decor of the era. It just sold for $4.5 million.

Mortgage Rates Hit Three-Year High
Mortgage rates increased again this month, with the 30-year fixed-rate loan averaging 7.4%, the highest level since November 2023. The 15-year fixed-rate mortgage also increased to an average of 6.73%, up from 5.53% at this time last year.

Al Capone's Vacant Homesite Gains $5.5 Million In 6 Years
It's not exactly a holdup, but the vacant lot where Al Capone's Miami Beach mansion once stood has sold for $21 million, a profit of $5.5 million in just six years. The beachfront property on Biscayne Bay, including Capone's home, sold in 2021 for $15.5 million. The mansion was demolished in 2023.

Florida Home Sales & Prices Go Up
Despite higher interest rates, home sales and prices in Florida are going up, especially in areas with ocean views. For example, sales of Pompano Beach condos near the ocean (zip code 33062) in August increased by an average of almost $200,000 from August 2025, from $638,875 to $836,358. The total number of closed sales also increased. A significant reduction in Florida homes for sale is also contributing to higher prices, as statewide Florida housing inventory fell by double digits in August.

Donald Trump's Childhood Home Finally Sells
After being extensively renovated from years of mold and neglect, Donald Trump's childhood home in New York's Queens borough has sold for $1.93 million. The Tudor-style home in the Jamaica Estates neighborhood was built in 1940 by his father, developer Fred Trump. According to Zillow, the house has changed hands multiple times in recent years, including for $2.14 million only months after Trump took office in 2017. Tommy Lin, the seller, paid $835,000 for the five-bedroom, three-bathroom house last year.

Orlando, Miami & Tampa Named Best US Retirement Towns
Given the state's legendary appeal to retirees, it is no surprise that Florida is home to the top three retirement cities in the US, with Orlando first, Miami second, and Tampa in third place. WalletHub, a personal finance startup, has conducted research comparing 182 US metro areas based on 45 important criteria in four main categories: healthcare, activities, affordability, and quality of life. Orlando ranked No. 2 for affordability, 17th for activities, 77th for quality of life, and 11th for healthcare. Miami ranked first for art galleries and fishing facilities per capita, sixth for walkability, and seventh for adult volunteer options. Tampa has the 19th-lowest property crime rate and ninth-highest number of bingo halls per capita. Due to the state's low taxes overall and lack of income or estate taxes, all three cities also scored points for being tax-friendly.

Frank Lloyd Wright's Michigan Homes For Scientists
In 1949, a group of twelve scientists from Upjohn sought out Frank Lloyd Wright to design a community of homes. With simplicity, form and function in mind, Wright's Usonian designs met their criteria. They wanted houses that they could build themselves or with limited help and chose a 70-acre parcel of open and wooded land with a three-acre pond in Galesburg, Michigan. They originally named it Galesburg County Homes Acres but later abbreviated it to The Acres. Each scientist wrote a letter to Wright requesting his help to design the project.

Although the project had many supporters at Upjohn, it was a bit of a drive from Kalamazoo before Interstate 94 was built and perhaps too unusual for Midwestern tastes. Only four Wright homes were ever built at The Acres: The David and Christine Weisblat Residence, the Eric and Pat Pratt Residence, the Samuel and Dorothy Eppstein Residence and the Curtis Meyer Residence. The Eppstein Residence is now for sale, asking $2.1 million.

Florida Is Major Destination For Americans
Large numbers of people are still relocating to Florida, and the pace is growing. According to Florida driver's license data, over 200,000 people transferred licenses from other states to Florida during the first half of 2026, the highest first-half year total since 2023. With 23,436 license transfers, New York sent Florida the most people, followed by Georgia, New Jersey, California, and Texas. The current pace is still slower than it was during the pandemic. In the first half of 2021 and 2022, transfers totaled 215,412 and 243,421, respectively.
